Synopsis

The Greater Cochin Development Authority (GCDA) has issued an Expression of Interest (EoI) for the development of a 0.5-acre land parcel at Marine Drive, near Goshree Junction, under a public-private partnership (PPP) model. The site may be transformed into a commercial or tourism hub, with proposals being evaluated to determine the best use. GCDA, known for its role in Kochi's urban development, has previously executed several commercial projects. The initiative aims to enhance Kochi's commercial and tourism potential, leveraging the high-value location to attract investor interest while ensuring sustainable urban growth.

Greater Cochin Development Authority (GCDA) will undertake a 0.5-acre land plot in Marine Drive, adjacent to G Memorial at Goshree Junction. In order to proceed, it issued an expression of interest (EoI) for the project, which will be executed under a public-private partnership (PPP) model. The land can either be developed into a commercial centre or a tourism spot, said GCDA officials. They said that proposals have been invited for various plans to identify the best development plan. Based on an analysis of project elements and expenditures, GCDA will make a final decision.


GCDA has been instrumental in urbanizing Kochi, especially along Marine Drive. It came out with the Cochin Marine Drive Development Scheme in the 1980s, a pioneering waterfront scheme to reclaim land from Vembanad Lake. This project resulted in the formation of the current-day Marine Drive, which has grown to become a prominent commercial and recreation center.

Since its inception, GCDA has undertaken numerous commercial infrastructure initiatives in the city, such as shopping complexes in Panampilly Nagar, Gandhi Nagar, Kasthurba Nagar, and Sasthry Nagar. It has also constructed commercial centers in the Working Journalists' Colony and the Ambedkar Stadium Complex. GCDA has always attempted projects through PPP models. Of late, it has issued EoIs for residential-cum-commercial complexes at Kakkanad and Kadavanthra, reflecting its sustained interest in cooperative development activities with private investors.

With its newest Marine Drive venture, GCDA hopes to augment its record of urban renewal. The authority will evaluate the responses to the EoI prior to making the decision on the theme, funding pattern, concession period, and other parameters for the project. If a qualifying proposal is received, the development process will get underway in full.
