Mumbai is experiencing a wave of redevelopment projects, with major developers investing over INR 6,000 crore to transform aging housing societies and slum clusters. Arkade Developers is redeveloping Nutan Ayojan CHS in Malad West with a GDV of INR 740 crore, alongside projects in Dahisar East and Goregaon West, expected to generate INR 1,700 crore and INR 2,000 crore, respectively. Mahindra Lifespace's Mahalaxmi project with Livingstone Infra has a GDV of INR 1,650 crore. The Dharavi redevelopment has begun, with Adani Group starting work on a 6.4-acre site, while a 17-acre slum redevelopment in Worli aims to rehouse 3,200 families. MHADA has issued 1,200 notices to expedite stalled projects, underscoring the city's rapid urban renewal.
Mumbai is currently witnessing a surge in redevelopment projects aimed at transforming its urban landscape and addressing the city's housing needs. Arkade Developers' initiative to redevelop the Nutan Ayojan Cooperative Housing Society in Malad West is a notable example, encompassing 6,858.90 square meters with a projected gross development value (GDV) of approximately INR 740 crore. This project will introduce 408 homes to the market, with 215 units available for sale, catering to the growing demand in Mumbai's suburbs.
In a similar vein, Mahindra Lifespace Developers has partnered with Livingstone Infra for a cluster redevelopment project in Mahalaxmi. This venture boasts a GDV of INR 1,650 crore and aims to rejuvenate the area with modern infrastructure and housing solutions.
Arkade Developers is also expanding its footprint with a significant project in Dahisar East. The company has acquired land offering a saleable area of 676,000 square feet, with an anticipated revenue of INR 1,700 crore. Additionally, Arkade has secured a land parcel in Goregaon West, projecting INR 2,000 crore in revenue from the upcoming development.
The ambitious Dharavi Redevelopment Project has commenced, with the government granting the Adani Group approval to start construction on a 6.4-acre railway land parcel in Mumbai. This project aims to rehabilitate over a million residents and includes commercial development, covering nearly 600 acres. Completion is expected in seven years.
In Worli, a major slum redevelopment project has been unveiled, set to rehouse 3,200 families across 17 acres. The development will feature residential towers, a mall, and a hotel, significantly enhancing the area's infrastructure and living conditions.
To address stalled redevelopment projects, the Maharashtra Housing and Area Development Authority (MHADA) has issued approximately 1,200 notices to developers and housing societies across Mumbai. This initiative aims to expedite urban renewal and ensure timely completion of housing projects. These collective efforts highlight a trend in Mumbai's redevelopment landscape, focusing on modernizing infrastructure, alleviating housing shortages, and enhancing the quality of urban life.
