The Indore Development Authority (IDA) has listed 31 properties for auction through online bidding, targeting revenue of more than INR 1,000 crore. These properties, spread across seven locations, include residential, commercial, semi-commercial plots, and specific allocations like petrol pump land and industrial spaces. IDA CEO RP Ahirwar highlighted that the properties, valued at INR 978 crore, are expected to attract bids ranging from 10% to 50% above the base price. Known for their legal clarity and modern amenities, the properties are anticipated to appeal to investors. Revenue from the sales will support major development projects, including flyovers.
The Indore Development Authority (IDA) has launched the sale of 31 premium properties through an online auction, aiming to generate over INR 1,000 crore in revenue for the state government. Spread across seven prime locations, these properties are valued at INR 978 crore and include a mix of residential, commercial, and industrial plots.
IDA CEO RP Ahirwar explained that the properties will be sold to the highest bidders, with offers expected to exceed the base price by 10% to 50%. He expressed optimism about the auction's success, citing the authority's consistent record of attracting strong investor interest.
This auction features diverse offerings such as land reserved for a petrol pump in Scheme 78 Niranjanpur Phase-2, nine residential plots in Scheme 51, four industrial plots in Scheme 78, and four residential plots in Scheme 59. Additionally, there are two shops in Scheme 78, ten plots along the Super Corridor in Scheme 151, and a unique residential-cum-commercial plot in Scheme 140. The property in Scheme 140 is anticipated to receive the highest bids due to its strategic location and versatile use.
IDA properties have a reputation for being free of legal disputes and equipped with essential amenities, including drinking water, drainage systems, electricity, wide roads, playgrounds, and green spaces. Ahirwar noted that this legal clarity and readiness make these properties especially attractive to investors.
IDA's auctions have consistently performed well, with past sales often exceeding expectations. For instance, in a previous auction, the authority successfully raised INR 800 crore, achieving up to 60% higher bids than the base prices. This track record underscores the trust investors place in IDA's offerings.
Indore's real estate market has been experiencing sustained growth, driven by strategic infrastructure projects like the IT hub on the Super Corridor and the city's expanding metro connectivity. Schemes such as Scheme 78 and Scheme 51 have historically garnered high investor interest due to their prime locations and robust infrastructure.
The revenue from this auction will play a critical role in advancing key urban infrastructure projects, including the construction of flyovers. Ahirwar emphasised that these funds would help the authority implement development initiatives aimed at enhancing Indore's infrastructure and meeting the demands of its growing population.
