Synopsis

Sundaram Alternates, a subsidiary of Sundaram Asset Management Company (SAMC), has successfully raised over INR 1,000 crore for its Sundaram Alternative Opportunities Series - High Yield Secured Real Estate Fund IV. The fund is primarily focused on South Indian micro-markets and is 70% deployed, delivering approximately 19% internal rate of returns (IRRs). With a proven track record of deploying over INR 3,200 crore into senior credit at 18-20% asset-level returns, the company aims to build resilient and diversified secured credit portfolios while tapping into rewarding opportunities.

Sundaram Alternates (SA), a USD 850 million alternate asset management company and part of the Sundaram Finance Group, has recently crossed the INR 1,000 crore milestone in fundraising for its Sundaram Alternative Opportunities Series - High Yield Secured Real Estate Fund IV. This achievement marks the fourth successful fund in SA's flagship real estate strategy, underscoring its expertise in the sector.


This real estate-focused credit fund primarily targets South Indian micro-markets and collaborates with established developers. It is already 70% deployed, with the portfolio yielding nearly 19% internal rate of returns (IRRs).

The fund's strong performance has attracted a diverse pool of investors, including institutions, family offices, corporate treasuries, and high-net-worth individuals. SA's ability to deliver consistent returns despite challenges such as the 2018 NBFC crisis and the COVID-19 pandemic has further strengthened investor confidence.

Karthik Athreya, the director and head of Strategy - Private Credit at Sundaram Alternates, stated that the company has invested over INR 3,200 crore in senior credit over the years, achieving asset-level returns of 18-20%. He highlighted SA's strategy to build diverse, secured credit portfolios designed to withstand macro and microeconomic challenges while capitalising on risk-reward opportunities to deliver attractive returns.
