Ecobox Industrial Parks has announced plans to invest INR 400 crore in a greenfield development near Chennai, Tamil Nadu. The facility, spanning 12 lakh sq ft, will cater to India's growing demand for modern industrial and logistics spaces. The project site, well-connected to key industrial corridors, will support e-commerce, third-party logistics, and light manufacturing. Ecobox's operating platform, Logicap Advisors, currently manages 13 million sq ft of logistics assets. With this addition, its total managed space has grown to 4.8 million sq ft since its inception in 2023.
Ecobox Industrial Parks announced its investment of INR 400 crore to establish a logistics facility near Chennai. The company has acquired a 50-acre land parcel at Mannur, Tamil Nadu, where it plans to develop a 12-lakh sq ft greenfield project.
Alta Capital's Logicap Advisors, the operating platform behind Ecobox, stated that the site, located three kilometres from SH 50, would address India's increasing demand for modern industrial and logistics spaces. The facility is strategically positioned near Chennai's manufacturing hub and is designed to cater to sectors such as e-commerce, third-party logistics, and light manufacturing.
According to the company, Logicap currently oversees a total footprint of 13 million sq ft, ranking as the fifth-largest logistics platform in the country. Founded by Siddhartha Gupta, a former managing director at Blackstone India, Alta Capital is the exclusive partner of Singapore-based Rava Partners. Rava has pledged investment commitments worth USD 1.1 billion in India through its real estate arm under Hillhouse Investments.
In addition to the Mannur site, Ecobox has taken over the management of 3.6 million sq ft of industrial assets recently acquired by Logicap in Ranjangaon, near Pune, and Sri City, near Chennai. With these expansions, the total managed space under Ecobox now stands at 4.8 million sq ft.

The Mannur development, along with its recent expansions, underscores its commitment to addressing the rising demand for advanced logistics infrastructure, supporting sectors like e-commerce and manufacturing. With strategic backing from Rava Partners, Ecobox is all set to drive substantial growth in the Indian real estate and logistics market.
