Telangana to auction Rajiv Swagruha properties, aiming to raise INR 2,000 crore

Synopsis

The Telangana government will auction Rajiv Swagruha Corporation properties by February-end, aiming to generate INR 2,000 crore for the Indiramma housing scheme. The total value of assets exceeds INR 3,200 crore, with only legally clear properties up for sale. The auction includes 760 flats, 36 unfinished towers, 1,342 open plots, and 361 independent houses across Bandlaguda, Pocharam, Gajularamaram, Jawaharnagar, and other districts. Previous attempts to sell these 15-year-old properties under the Congress-led Rajiv Swagruha scheme faced setbacks. With new pricing recommendations, the government aims to revive underutilized real estate and boost housing initiatives.

The Telangana government is set to auction various properties under the Rajiv Swagruha Corporation by the end of February to generate funds for housing initiatives. The state expects to raise at least INR 2,000 crore through the sale, though the total value of these properties is estimated to exceed INR 3,200 crore. Only assets free from legal complications will be available for purchase. The revenue generated will support the Indiramma housing scheme, reinforcing the government?s commitment to addressing residential needs across the state.


These properties, situated in areas governed by the Greater Hyderabad Municipal Corporation (GHMC), Hyderabad Metropolitan Development Authority (HMDA), and several district administrations, are approximately 15 years old. Many construction projects were left incomplete due to various setbacks, leading to multiple unsuccessful attempts at selling the units over the years.

The upcoming auction will include a diverse portfolio of real estate assets, such as completed flats, unfinished high-rise towers, open plots, and independent houses. Notable locations where these properties are available include Bandlaguda, Nagole, Pocharam, Gajularamaram, Jawaharnagar, Khammam, Vikarabad, and Kamareddy. Originally, these units were developed under the Rajiv Swagruha scheme, launched by the Congress-led government of YS Rajasekhara Reddy in undivided Andhra Pradesh. The scheme aimed to provide affordable housing options for middle-class families in both urban and suburban regions.

Despite eight rounds of auctions since the initiative began in 2007, a significant number of properties remain unsold. In response, the Congress government under Chief Minister Revanth Reddy formed three committees to reassess the pricing structure for properties under GHMC, HMDA, and district jurisdictions. These committees have now submitted their recommendations to facilitate smoother sales.

Among the properties available for auction, 760 flats will be offered, with 159 units located in Bandlaguda and 601 in Pocharam. These include a variety of configurations, from one-bedroom units to spacious three-bedroom deluxe apartments. Previously, 2,956 flats were successfully sold in earlier auction rounds.

Additionally, the auction will feature 36 unfinished multi-storey towers in Pocharam, Gajularamaram, Jawaharnagar (Medchal Malkajgiri district), and Polepally (Khammam district). Four towers have already been sold in previous phases.

Beyond high-rise structures, the corporation also owns 1,342 open plots spanning approximately 350 acres across several layouts, including Chandanagar, Kundanapally, Kawadaipally, Kurmalguda, Bahadurpally, Gajularamaram, Gadwal, Allapur, and Thorrur. These plots vary in size, ranging from 100 to 500 square yards.

In addition to these offerings, 361 unfinished independent houses located in different areas will also be included in the auction. Through this large-scale property sale, the state government aims to maximize revenue while ensuring that previously underutilized real estate assets contribute to housing development and urban expansion.
