The developer of Chintels Paradiso in Gurugram's Sector 109 has commenced the demolition of six residential towers deemed unsafe by the district administration. The demolition began with Tower H, initially through manual dismantling, with mechanical demolition expected to follow. This decision follows a structural audit ordered after a 2022 incident where a ceiling collapse in Tower D led to casualties. The entire demolition process is anticipated to take around six months. Meanwhile, the developer is seeking approvals to reconstruct the towers, and discussions continue regarding the fate of the remaining three towers, with homeowners demanding rent compensation and project transparency.
The developer of Chintels Paradiso, located in Gurugram's Sector 109, has started the demolition of the first of six residential towers declared unsafe by the district administration, officials confirmed earlier this week. At present, workers are dismantling the structure manually, while mechanical demolition is expected to commence within a few days. The entire process is projected to take approximately six months, according to officials.
The residential complex comprises nine towers-A, B, C, D, E, F, G, H, and J. In February 2022, renovations in a sixth-floor apartment in Tower D resulted in a ceiling collapse, triggering a cascading structural failure that affected multiple floors down to the first floor. This incident resulted in the deaths of two individuals, prompting the Haryana Department of Town and Country Planning (DTCP) to initiate a structural audit of the entire complex.
Based on the audit reports, the administration declared towers D, E, F, G, H, and J unsafe for habitation, and gave approval for Chintels India Ltd, the developer, to demolish the buildings. On 29th January, a representative for Chintels said the developer has begun demolishing Tower H, with workers manually removing a water tank installed on the roof as the contractor sets up the machinery to mechanically raze the building.
The vice president of Chintels India Ltd, JN Yadav, stated that the demolition of the six towers is expected to take approximately two months, while the clearance of debris would require an additional six months. He assured that all necessary safety measures have been implemented, and the demolition is being managed by a specialised contractor.
District Town Planner (Enforcement) Amit Madholia reaffirmed that the developer has received approval to demolish the towers, stressing the importance of adhering to safety protocols. He mentioned that a detailed guideline had already been issued by the district committee regarding the demolition process.
In parallel, the developer is expected to seek approvals for the reconstruction of the six towers, having already obtained permission to redevelop the project in two phases. Yadav stated that the reconstruction will be undertaken by highly skilled contractors to ensure quality and safety.
As for the remaining three towers - Towers A, B, and C - their fate remains uncertain. Technical experts have advised their demolition, but the administration has opted to consult both the developer and homeowners before making a final decision. Meanwhile, Chintels Paradiso RWA president Rakesh Hooda, a resident of Tower A, asserted that homeowners in Towers A, B, and C should receive rent compensation. He further stated that apartment owners are demanding a revaluation of their properties based on current market rates and have requested transparency regarding the reconstruction plans.
