Raheja Developers has been scrutinised for not depositing INR 77.28 lakh for the second phase of the structural safety audit for its housing projects, Raheja Vedanta and Raheja Atharva, in Gurugram. Despite multiple reminders, the company has failed to comply with payment instructions. The district authorities, led by Deputy Commissioner Ajay Kumar, have recommended stringent actions, including halting the approval of future permissions for the developer until the payments are made. The safety audits, initiated due to concerns raised by residents, remain incomplete, leaving residents in both societies anxious about their buildings' safety.

Raheja Developers is under scrutiny for not depositing INR 77.28 lakh for the second phase of a structural safety audit for its group housing projects-Raheja Vedanta in Sector 108 and Raheja Atharva in Sector 109, located in Gurugram.


Despite repeated reminders and assurances, the developer has yet to make the necessary payments. In light of this, Deputy Commissioner Ajay Kumar has recommended strict measures, including halting the approval of future permissions for the developer until the payments are cleared. Kumar proposed that Raheja Developers be directed to deposit the funds into an escrow account. Should the developer fail to do so, further permissions should be suspended until the amount is paid, he suggested in a letter to DTCP Director Amit Khatri.

Amit Madholia from the DTPE further stated that if Raheja continues to ignore the orders, authorities might take legal action and impose stricter penalties to protect public interests. Meanwhile, residents of both Vedanta and Atharva are anxiously awaiting assurances regarding their safety.

District administration officials highlighted that completing the audit is essential for ensuring the safety of the thousands of residents living in these buildings. The audit process was started after residents' welfare associations (RWAs) raised concerns about the buildings' structural integrity. Initially, Raheja issued a statement regarding the audit but later withdrew it, stating that it would seek legal advice before making further comments. The structural audits were formally outlined in memos issued by the DTP (E) Gurgaon in September 2022.

The first phase of the audit, which involved visual inspections, was completed once the developer paid the initial amount. However, the required INR 56.87 lakh for Vedanta and INR 20.41 lakh for Atharva to complete the second phase has yet to be deposited. This second phase includes critical structural testing.

RWAs from both societies have repeatedly approached the district administration and the DTPE, urging action against the developer for delays in completing the audit. On December 3, 2024, a meeting led by DC Ajay Kumar saw Raheja Developers requesting an extension of 20 days to make the payment. However, more than a month has passed since the meeting, and the developer has not deposited the required funds.

The situation with Raheja Developers' failure to deposit the required funds for the second phase of the structural safety audit is a cause for concern, particularly for the residents of Raheja Vedanta and Raheja Atharva. The delay in completing these essential audits is putting residents' safety at risk, and despite multiple opportunities to resolve the matter, the developer has yet to comply. The district authorities are now considering taking stricter actions, including halting future permissions for the developer, as a measure to ensure compliance. The ongoing delays underscore the need for swift resolution to ensure the safety and security of the residents in these housing projects.
