JSHB Chairman Sanjay Paswan announced that the properties will be allotted on an "as is where is" basis, meaning that applicants will receive the properties in their current condition. The last allotment of properties by JSHB took place in 2019.

To apply, individuals must pay an application fee that varies based on their income category. The fees are set at INR 1,000 for the economically weaker section (EWS), INR 2,000 for the lower income group (LIG) and middle income group (MIG), and INR 3,000 for the higher income group (HIG). Additionally, an 18% GST will be applied to the registration fee for all categories. This tiered fee structure aims to ensure that the process is inclusive and affordable for different income levels.

Eligibility for applicants includes not owning any house or flat on a freehold or leasehold basis within an 8 km radius of JSHB properties. Applicants must also provide documentation such as income tax returns, self-declarations, and proof of residency. Paswan emphasized that the goal of this initiative is to provide housing for all, and he noted that JSHB is also planning to extend allotments to other districts and explore the possibility of offering plots to the public.

The houses available in this lottery are categorized based on their size and intended income group. For example, the EWS category will feature houses with a super built-up area ranging from 421 to 455 square feet. Middle-income group flats will range from 1,000 to 1,200 square feet, while higher-income group flats will be those measuring 1,500 square feet and above. Applicants will be required to deposit 10% of the total fixed value of the property they are interested in when applying.

This initiative is part of a broader effort by the Jharkhand government to address the housing shortage in the state. With a growing population and increasing urbanization, the demand for affordable housing has become critical. The online lottery system not only simplifies the application process but also promotes transparency in the allotment of properties.
