The Greater Cochin Development Authority (GCDA) is seeking expressions of interest for two major infrastructure projects in Kadavanthra and Kakkanad through public-private partnerships (PPP). The INR 70 crore Kadavanthra twin-tower project will replace the existing 50-year-old GCDA quarters, with one tower serving as new GCDA quarters and the second managed by a private developer. The Kakkanad project, located on 129 cents along Seaport-Airport Road, will feature a modern mixed-use complex with office spaces, shopping malls, and residential units. These initiatives aim to revitalize urban infrastructure and promote economic growth in the Kochi region.
The Greater Cochin Development Authority (GCDA) is preparing to launch two significant infrastructure projects through public-private partnerships (PPP), inviting expressions of interest for residential-cum-commercial complexes in Kakkanad and Kadavanthra.
GCDA plans to construct a twin-tower complex on 80-cent land where existing GCDA quarters currently stand in Kadavanthra. The 50-year-old dilapidated two-storey building will be demolished to make way for the new development. The project is estimated to cost around INR 70 crore which will involve collaboration with a private group. One tower will house new GCDA quarters, while the private developer will have rights to operate the second tower. Additionally, a three-storied commercial building will be managed by GCDA.
The Kakkanad project will be developed on 129 cents of land in Thrikkakara South village which is situated in a prime location along the Seaport-Airport Road. The site which currently contains an old building, will be transformed into a multi-storied complex with mixed-use components designed to cater to modern urban needs. The Kakkanad complex will feature a diverse range of facilities targeting technology companies and professionals. Its offerings will include modern office spaces, virtual offices, and coworking spaces. Commercial elements will encompass shopping malls, business centers, conference halls, and meeting rooms.
The residential segment will comprise apartments, service apartments, and business hotels. Recreational amenities will also be integrated into the project with facilities like gymnasiums planned to enhance the complex's appeal.
The comprehensive design reflects GCDA's strategy to create versatile, contemporary urban spaces that meet the evolving needs of businesses and residents in the Kochi region. By pursuing these innovative PPP projects, GCDA aims to revitalize existing infrastructure and develop modern multipurpose complexes that support economic growth and provide high-quality urban living and working environments.
