Unauthorised encroachments in Aligarh's Tappal-Bajna area are jeopardizing YEIDA's INR 1,040 crore logistics park project, part of its Master Plan 2031. The 364-acre park, crucial for catering to NCR's cargo demands, faces challenges as residential plot registrations surge, making future evictions difficult. Despite YEIDA's land acquisition efforts, unauthorized sales persist, with prices ranging from INR 15,000 to INR 25,000 per sq. meter. In response, YEIDA has urged the Aligarh administration to halt registrations and plans an anti-encroachment drive. Collaboration between authorities is essential to safeguard the project's progress and ensure the area's industrial potential is realized.
The Tappal-Bajna area in Aligarh is facing significant challenges due to unauthorized encroachments, which could impact the development of a planned logistics park and industrial projects by the Yamuna Expressway Industrial Development Authority (YEIDA). In response to these encroachments, the Authority has requested the Aligarh administration to halt all land registrations and stop unauthorized constructions in the region.
The logistics park is part of YEIDA's Master Plan 2031 (Phase II) and is set to occupy 364 acres within the Tappal-Bajna Urban Centre. This project aims to address the rising cargo demands of the National Capital Region (NCR) and surrounding areas, particularly with the nearby Noida International Airport. The park, which is estimated to cost around INR 1,040 crore, will be developed in three phases, with the first phase covering 205 acres, including 154 acres dedicated to logistics operations.
Despite the ongoing plans for development, the area has seen a surge in residential plot registrations. Reports indicate that land is being sold under the residential category, making it difficult for YEIDA to evict plot owners in the future. This situation poses a risk to the logistics park project, as officials fear that unauthorized residential developments could undermine the intended industrial and commercial use of the land.
Last year, YEIDA initiated a notification process to acquire 736 hectares of land in Tappal. Currently, a social impact assessment (SIA) is being conducted to evaluate the effects of this development on local communities. However, land brokers continue to sell plots to buyers from the Delhi-NCR region, often promising proximity to the airport. Prices for these residential plots range from INR 15,000 to INR 25,000 per square meter, depending on their location, while commercial plots along the Yamuna Expressway are priced even higher.
In December, YEIDA's CEO, Arun Vir Singh, raised concerns about the rapid emergence of unauthorized colonies across 90 villages in the area. Following this, the Aligarh District Magistrate was urged to appoint a competent authority to survey the land. A recent survey conducted by local officials revealed unauthorized plotting and the presence of makeshift roads and boundary markers in areas designated for industrial development.
To address these issues, OSD Shailendra Singh announced plans for an anti-encroachment drive aimed at removing illegal constructions. The drive will involve collaboration with local authorities to ensure compliance with YEIDA's regulations and protect the integrity of the logistics park project.
As the Tappal-Bajna area prepares for significant industrial development, the cooperation between YEIDA and the Aligarh administration will be crucial. Effective management of land use and enforcement of regulations will be necessary to ensure that the logistics park can proceed as planned, ultimately benefiting the local economy and infrastructure.
