The New Delhi Municipal Council (NDMC) has unveiled plans to develop two commercial complexes to boost its infrastructure and revenue. One complex, located opposite Prithviraj Market, will replace single-storey vacant flats with an eight-storey structure featuring offices and retail spaces. The other project, near Akbar Bhawan in Chanakyapuri, involves a ten-storey commercial building with four basements. While the first project is slated to begin in the next financial year after council approval, the second is undergoing tender revision following court clearance. Both initiatives aim to optimise vacant spaces and enhance urban facilities, including parking solutions.
The New Delhi Municipal Council (NDMC) has proposed plans for developing two commercial centres to improve urban infrastructure and utilise vacant land for increased revenue generation. These projects were detailed by NDMC Chairman Keshav Chandra in the budget proposals for the financial year 2025-26.
The first project, located opposite Prithviraj Market and adjacent to Lok Nayak Bhawan, involves demolishing single-storey vacant flats previously used by NDMC employees. The redevelopment will create an eight-storey structure with shops on the ground floor and offices above. The built-up area is expected to span 1 lakh square feet, with 18-20% dedicated to retail. Officials stated that demolition is anticipated by March 2025, while designing, feasibility studies, and tendering will be completed this financial year. Work will begin only after council approval. Additionally, the parking area near Khan Market and Prithviraj Market may be converted into an underground multi-level parking facility.
The second project involves a ten-storey office complex with four basements near Akbar Bhawan. The tendering process for this project was delayed due to litigation in the Delhi High Court but has now resumed following the court's clearance. A revised plan is being prepared to account for cost escalations since the original proposal was drafted four years ago. The tender process for this project is expected to be finalised in the next six months, and the council will gain a built-up area of 95,000 square feet. Similar to the first project, retail spaces will occupy the ground floor, while offices will take up the upper levels.
NDMC's proposed projects signify a strategic approach to urban development by maximising the potential of underutilised spaces in prominent areas. These initiatives aim to generate significant revenue while improving urban infrastructure, including commercial spaces and parking solutions. With timelines in place and legal hurdles cleared, the projects demonstrate NDMC's commitment to enhancing the city's facilities. Once completed, these complexes are expected to bolster commercial activities and provide modern infrastructure to meet the needs of businesses and residents alike.
