The Seeff Property Group reports robust demand in 2023, with the city recording significant transactions in the high-end segment. A notable trend has been the increasing interest from buyers based in Gauteng, who have shown a preference for Cape Town's luxury homes over those in Johannesburg or Sandton. This shift has been particularly evident in the record-breaking sale of 20 properties priced above ZAR 20 million, including three that exceeded ZAR 50 million, reinforcing Cape Town's position as a leading hub for high-value real estate.


According to Propstats, Cape Town's luxury market has seen nearly 120 properties sold at prices exceeding ZAR 20 million this year, amounting to a total value surpassing ZAR 3.6 billion. Among these, at least ten homes achieved price tags above ZAR 50 million, with the majority located in premium areas like Clifton, Camps Bay, Bantry Bay, the V&A Waterfront, and Constantia Upper. This consistent demand highlights the city's appeal to both domestic and international buyers seeking high-end properties.

Ross Levin, licensee for Seeff's Atlantic Seaboard, Waterfront, and City Bowl operations, observed that the Atlantic Seaboard and City Bowl regions have performed exceptionally well across all price brackets, with a particularly strong showing in the ZAR 20 million and above category. Camps Bay has emerged as a standout performer, generating property sales exceeding ZAR 1 billion this year. This includes three transactions over ZAR 50 million, showcasing its allure as a prime location for affluent buyers. Meanwhile, Clifton continues to capture attention with sales such as a Gauteng buyer spending ZAR 66 million on a single luxury property.

The City Bowl suburbs-Higgovale, Oranjezicht, and Tamboerskloof-have also recorded notable activity. For instance, a ZAR 30 million home in Higgovale was purchased by a buyer from Gauteng, while a UK buyer acquired a property in Oranjezicht for ZAR 43 million. These high-value transactions underscore Cape Town's growing prominence as a destination for premium real estate, supported by its scenic landscapes, desirable lifestyle, and global appeal.
