The Rail Land Development Authority (RLDA), in collaboration with the Thane Municipal Corporation (TMC), is advancing plans for a multi-modal transit hub at Thane railway station's eastern side. As part of the Station Area Traffic Improvement Scheme (SATIS)-E, an 11-storey commercial building will be developed, integrating facilities like parking, bus movement, and leasable airspace for commercial use. This initiative aims to address traffic congestion while enhancing connectivity with the Eastern Expressway through a circular elevated road. The project continues the success of the first SATIS initiative in Thane West, completed in 2010, which improved local traffic flow.
The Rail Land Development Authority (RLDA), a statutory body of Indian Railways, has sought Expressions of Interest (EOIs) for granting leasehold rights to vertical leasable airspace at Thane railway station. This initiative is a part of the Station Area Traffic Improvement Scheme (SATIS)-E and is being executed in collaboration with the Thane Municipal Corporation (TMC).
RLDA plans to develop an 11-storey commercial building on approximately 9,000 sqm of land near platform 10A at Thane railway station's east side. The building will feature a basement for parking and services, a mezzanine floor for railway operations, a concourse level for bus movements, and eight additional floors for commercial leasing. The total leasable area, spanning 24,280 sqm, will be offered as a bare-shell structure for a lease period of 60 years, with RLDA constructing common areas and utilities. The handover of the leasable space is anticipated by mid-2026.
The SATIS-II project, initiated in 2018, complements the first SATIS project in Thane West, which significantly eased traffic in the region after its completion in 2010. The first SATIS involved building an elevated deck for buses, skywalks, and foot overbridges. The ongoing SATIS-II development includes a 2.24km circular elevated road link connecting the Eastern Expressway to Thane railway station's east. While most of the road has been constructed, the crucial railway overbridge remains pending due to necessary blocks.
The RLDA and TMC's collaborative efforts to establish a multi-modal transit hub at Thane railway station promise to transform regional connectivity and urban mobility. Building on the success of earlier SATIS initiatives, the current project focuses on reducing congestion, especially in Thane east, while providing advanced facilities for commuters and businesses. With innovative design and strategic integration, the project aims to redefine urban transit infrastructure in the region.
