Significant number of property owners yet to pay taxes in Chandigarh as deadline approaches

Synopsis

As the deadline for property tax payment in Chandigarh approaches, a substantial percentage of property owners, specifically 75,473 out of 1.42 lakh assesses, have not paid their dues for the current financial year. The Municipal Corporation has issued invoices and offered a rebate option until May 31, 2023. Failure to pay within the specified time will result in penalties and interest charges.

As the deadline for clearing property tax approaches, along with the opportunity to receive a rebate, a significant percentage of 1.42 lakh assesses—specifically 75,473—have yet to pay their dues for the present financial year.




As per official records, the Chandigarh Municipal Corporation has generated invoices for the assessment cycle of 2023–24 while also offering a rebate option that was valid until May 31st, 2023. If the tax dues are not deposited within the specified time, there will be a penalty of 25 percent and an annual interest rate of 12 percent from the date the bill was issued until payment is made.



Moreover, necessary measures were taken to reclaim the outstanding dues in accordance with Section 138 of the Municipal Corporation Act. According to the self-assessment scheme outlined in clause 2(ix) of the MC Property Bye-laws 2003, the MCC has determined the property tax for the assessment year 2023–24.



Notices have been issued through both public announcements and individual requests for the payment of property tax dues from 142,000 assesses. Currently, 54,035 residential assessors and 12,492 commercial assessors have fulfilled their obligation to pay the required property tax.



Additionally, as stated in Chapter IX Clause 12 of the 2018 Chandigarh Municipal Corporation Solid Waste Management Bye-Laws, there is a provision for reduced garbage charges if property owners make advance payments for user fees and property taxes for the entire year. In this case, they will only be charged for ten months instead of twelve. To put it another way, if payment is made six months in advance, only five and a half months’ worth of charges will be applied instead of the full six months. This offer is also valid for the entire year.



The Self-Assessment Scheme requires the timely payment of property tax arrears and accurate declaration of property area and usage, thereby urging the public to comply.



On June 1, the corporation will commence issuing notifications to individuals who have failed to make payments. During the previous fiscal year, the corporation earned approximately Rs 70 crore from property taxes. Properties that are larger than 500 square feet are required to pay the tax. Some commercial space owners have had their property tax included in their water bills by the civic body. Due to this action, the corporation has obtained approximately Rs 1 crore in recuperation.



The upcoming identification process by the municipal corporation will involve the detection of previously unidentified taxpayers as Chandigarh Smart City Limited conducts an assessment of data pertaining to approximately 2.15 lakh households with electricity connections who have not yet been registered on the taxpayer roster.
