A 48-year-old doctor from Thane has reportedly been defrauded of INR 70 lakh in a property scam involving three individuals, including a woman, in Navi Mumbai. According to the police, the accused showed the doctor a flat located in the Roadpali area of Kalamboli and presented it as available for sale. However, it was later discovered that the flat had already been sold to another buyer, making their offer deceitful from the start.


The trio took INR 70 lakh from the doctor under the pretext of completing the sale but failed to hand over possession of the property. When the victim demanded either the flat or a refund, the accused reportedly avoided him and stopped responding to his attempts to recover his money. After weeks of failed communication, the doctor finally approached the Kalamboli police earlier this week to lodge a formal complaint.

Following his complaint, the police registered a case under relevant sections of the law for cheating and criminal breach of trust. An official from the Kalamboli police station confirmed that investigations are underway to trace the accused and recover the money. This incident is not an isolated case. Navi Mumbai, a rapidly growing satellite city, has witnessed a surge in property fraud cases in recent years. Unscrupulous agents and sellers often exploit the booming real estate market, targeting buyers eager to invest in the area's promising infrastructure and residential developments.

For instance, earlier this year, a businessman in Kharghar lost INR 1 crore to fraudsters who used forged ownership documents to lure him into a fake property deal. Such scams are frequently facilitated by a lack of transparency in property records and insufficient legal due diligence by buyers. In response to rising property fraud cases, the Maharashtra Real Estate Regulatory Authority (MahaRERA) has introduced stringent regulations to safeguard buyers. MahaRERA mandates that all real estate projects be registered with the authority, ensuring transparency regarding property ownership and approvals. Buyers are encouraged to verify project details on the MahaRERA website, conduct title checks, and seek professional legal advice before entering into any agreement.

Despite these measures, fraudsters continue to find loopholes, as seen in this latest case. Experts recommend that buyers avoid paying large sums upfront and insist on obtaining clear legal documentation, including a registered agreement, before transferring money.

This incident serves as a stark reminder of the importance of caution in real estate transactions. While Navi Mumbai remains a highly sought-after location for residential and commercial investments, buyers must be vigilant and well-informed to avoid falling prey to scams. As the investigation progresses, the police are expected to take stringent action against the accused, ensuring justice for the victim.
