Synopsis

Bollywood actor Shahid Kapoor has leased his lavish apartment in Mumbai's Three Sixty West, an exclusive development by Oberoi Realty in Worli. The 5,395 sq. ft. property, co-owned with wife Mira Kapoor, was acquired earlier this year for INR 58.6 crore. The five-year lease, registered this month, includes a tiered rental structure starting at INR 20.5 lakh per month, along with a 10-month rent-free period. Kapoor joins other Bollywood stars, like Kartik Aaryan and Ranveer Singh, in monetising premium properties amid rising demand for luxury rentals in Mumbai's prime locations.

In a significant real estate move, Bollywood actor Shahid Kapoor has recently leased his high-end apartment located in Mumbai's renowned Three Sixty West in the upscale Worli area. Managed by Square Yards, this lease showcases the premium features and strategic appeal of Kapoor's property, which spans an impressive 5,395 square feet (approximately 501.21 square meters) in carpet area and an even larger built-up area of 6,175.42 square feet (around 573.78 square meters). The luxury residence also includes three dedicated parking spaces, catering to a high-demand, celebrity neighborhood where space is a top priority.

Originally purchased by Shahid Kapoor and his wife Mira in May 2024, the property was acquired for INR 58.6 crore, adding another prime asset to the Kapoors' real estate portfolio. Located in Three Sixty West, a prominent development by Oberoi Realty, the complex spans over 1.58 acres and is highly sought after for its expansive 4 and 5 BHK ready-to-move-in apartments. The property is nestled among other prestigious projects in Worli, a location favored by many of Mumbai's elite. Three Sixty West itself is recognised not only for its luxurious interiors but also for its strategic location, providing residents with a scenic sea view and proximity to the city's business and entertainment hubs.

The lease, officially registered earlier this month, is structured for a 60-month tenure with an initial security deposit of INR 1.23 crore, reflecting the high-value nature of such a residence. According to Square Yards, the property is anticipated to yield an impressive annual gross rental return of around 4-5%, a substantial rate given Mumbai's competitive rental market. The lease agreement adopts a tiered rental structure, where the monthly rent begins at INR 20.5 lakh and is set to rise incrementally to INR 23.98 lakh by the end of the five-year term. In addition to the attractive rental income, the agreement also offers the tenant a rent-free period for the first 10 months- an added incentive to lease such a high-value property.

Shahid Kapoor's move to lease out this premium property mirrors a broader trend among Bollywood celebrities opting to monetise their high-end real estate holdings in Mumbai. Other industry figures, such as Kartik Aaryan, Ranveer Singh, and film producer Sajid Nadiadwala, have also recently placed their luxury residences on the rental market. This growing pattern highlights Mumbai's evolving luxury rental segment, where well-known personalities are leveraging high-end assets in premium locations like Worli, Juhu, and Bandra.

The increasing trend among celebrities and investors to rent out luxury properties in prominent areas reflects a burgeoning interest in the city's high-end rental market. Mumbai's thriving financial, entertainment, and social scenes have consistently driven demand for luxurious residences, with neighborhoods like Worli standing out for their prime coastal views, connectivity, and elite amenities. For investors and high-net-worth individuals, this emerging rental market offers a lucrative way to generate steady income, hedge against market volatility, and benefit from the rising demand for premium living spaces.

This shift underscores not only the rising demand for luxury rentals in Mumbai but also the opportunities that prime real estate in high-demand areas can provide as a valuable investment asset. By participating in this market, Shahid Kapoor, along with other Bollywood stars, is tapping into a well-defined revenue stream while reinforcing the allure of properties in Mumbai's most sought-after locales.

Shahid Kapoor's decision to lease his high-end apartment at Three Sixty West in Worli highlights a notable trend among Bollywood celebrities leveraging their luxury properties as rental investments. With rental returns of 4-5% and a rising structure over five years, Kapoor's move aligns with other stars capitalizing on Mumbai's strong demand for premium rentals. This shift reflects a broader appeal in Mumbai's luxury rental market, underscoring the potential of prime real estate investments as valuable, income-generating assets in high-demand area
