The NSW Government has rezoned seven Sydney suburbs near key transport hubs, including Bankstown, Bella Vista, and Macquarie Park, under its Transport-Oriented Development program. The masterplans aim to deliver over 58,000 new homes, including affordable housing rates of up to 18%, alongside schools, health services, and public spaces. Supported by USD 520 million for community infrastructure such as recreation facilities and road upgrades, the initiative also introduces streamlined approval processes for large developments. Finalised after public consultation, the rezoning addresses Sydney's housing demands while integrating transport and essential services to create liveable, well-connected communities.
Seven Sydney suburbs near key transport hubs have been rezoned as part of the New South Wales (NSW) Government's Transport-Oriented Development program to deliver additional housing and improve community infrastructure. The suburbs identified as high-priority locations are Bankstown, Bella Vista, Crows Nest, Hornsby, Kellyville, Macquarie Park, and Homebush. Alongside housing, these areas will also see the development of schools, health services, public spaces, and the potential establishment of special entertainment centres, as proposed by local councils.
The NSW Government has allocated USD 520 million to fund critical community infrastructure in these areas. This includes recreation facilities, plazas, and road upgrades to support the anticipated population growth and enhance the quality of life for residents. The government's masterplans outline the capacity to deliver more than 58,000 new homes across the seven suburbs. Of these, Bankstown is expected to accommodate 14,000 homes, Macquarie Park 9,600 homes, and Homebush an impressive 18,000 homes. The initiative also incorporates provisions for affordable housing, with a base rate of 3% and higher rates of up to 18% in select locations, ensuring a mix of housing options for various income levels.
To expedite large-scale developments, proposals exceeding USD 60 million in value or involving approximately 100 homes will have access to the State Significant Development pathway. This process aims to streamline approvals, with assessments completed within 275 days. Additionally, residential developments under this program will be exempt from mandatory design competitions, potentially speeding up project timelines.
The rezoning plans were finalised after a six-week community consultation period, which concluded in August. This exhibition period allowed local residents and stakeholders to provide feedback on the proposed developments and influence the final plans.
This initiative represents a significant step by the NSW Government to address Sydney's growing housing needs while ensuring that development is integrated with essential transport and community services. By focusing on transport-oriented growth and sustainable urban planning, the government aims to create well-connected and liveable communities in these strategically located suburbs.
