The Pimpri Chinchwad Municipal Corporation (PCMC) is actively working to ensure all properties within its jurisdiction are registered and contributing to the city's tax revenue. In a recent initiative, the civic body issued notices to the owners of 52,787 properties that have not yet registered with the tax department. This effort is part of an extensive property assessment survey underway in the city.


During this survey, officials identified over 200,000 properties lacking registration. So far, 4,261 property owners have responded positively by paying their dues and formalising their property registration. Municipal officials reported that as part of their effort to maintain transparency, property owners have the right to file objections against the notices. Currently, 22,582 objections have been registered, with 16,953 final bills issued after reviewing the required documentation.

To further enhance its assessment efforts, PCMC has completed geo-sequencing of about 855,000 properties, while internal measurements have been completed for approximately 532,000 of them. This diligent work aims to ensure that all properties in Pune are accounted for. Additionally, earlier this year, PCMC began utilising drones to effectively identify unassessed properties, showcasing a modern approach to property management.

In an innovative move, PCMC is using QR codes on the notices sent to property owners. This feature allows them to conveniently file objections online, minimising the need for physical visits to the municipal office. Municipal Commissioner Shekhar Singh emphasised that this digital method aims to make the process more accessible and efficient for residents. Citizens have 21 days from receiving the notice to raise their objections, focusing on various issues such as discrepancies in tax amounts or incorrect personal information associated with the properties.

The registration initiative is not only about compliance-it holds significant financial implications for the city. Currently, PCMC has 630,000 properties registered, and it collected an impressive INR 977 crore in property taxes for the financial year 2023-24, marking a record high. With the ongoing assessment and registration of unregistered properties, officials estimate that the annual tax revenue could reach INR 1,500 crore, benefitting city infrastructure and services.

Property owners are encouraged to take advantage of discounts available for early tax payments made online, within three months of receiving their notices. Avinash Shinde, assistant municipal commissioner and head of the property tax department, urged residents to utilise the online system to submit necessary documents, further easing the registration process.

As PCMC continues to roll out these measures, the engagement between the municipal body and property owners reflects a commitment to responsible governance and improved civic services. This initiative represents a significant step toward ensuring that everyone contributes fairly to the city's development and maintenance.
