The National Buildings Construction Corporation (NBCC) has made significant strides in urban development by selling 1.81 lakh square feet of commercial space at the World Trade Centre (WTC), Nauroji Nagar, for INR 908.48 crore. This successful e-auction represents a landmark achievement for the company as it progresses with its redevelopment plans aimed at transforming the urban landscape of Delhi.


In this recent auction, a notable 1.21 lakh square feet of the sold area, valued at approximately INR 596.25 crore, went to public sector undertakings (PSUs) and government entities. Meanwhile, private buyers acquired 0.60 lakh square feet with a total sale price of INR 312.23 crore. The auction was highly competitive, with the units fetching an impressive highest price of INR 62,261 per square foot, a substantial increase over the reserve price of INR 37,161 per square foot.

WTC Nauroji Nagar is set to become a key commercial hub within the city, boasting approximately 34 lakh square feet of total commercial built-up area. This development is part of a larger initiative to replace 628 old and dilapidated government quarters, spread over 25 acres of land. The project features a total of 12 towers, each comprising 10 floors, designed to accommodate a mix of offices and retail spaces. The modern infrastructure is expected to attract various businesses, enhancing the city's commercial appeal.

In addition to the WTC project, NBCC has also successfully sold commercial properties in Downtown Sarojini Nagar. They recently disposed of an additional inventory of 3.52 lakh square feet, valued at INR 1,343 crore, marking the complete sale of their total commercial space of 3.64 lakh square feet, which amounts to about INR 1,391 crore. The Downtown project, constructed over a land area of 2.18 acres, consists of 329 shops and 300 offices, with shop sizes ranging from 138 to 738 square feet and office spaces from 216 to 882 square feet.

Funding for the redevelopment of seven General Pool Residential Accommodation (GPRA) colonies is being generated through these commercial sales at Nauroji Nagar and Sarojini Nagar. Alongside NBCC's efforts, the Central Public Works Department (CPWD) is spearheading the redevelopment of four additional colonies: Kasturba Nagar, Thyagraj Nagar, Srinivaspuri, and Mohammadpur. This collaborative approach is expected to rejuvenate significant portions of the city, addressing the urgent need for modern infrastructure to accommodate increasing urban demands.

The successful sale at WTC and Downtown Sarojini Nagar underlines the confidence of investors and businesses in the commercial property market of Delhi.
