Councilors in Coimbatore raised concerns over the use of drones for property tax assessments during a recent council meeting. Corporation Commissioner M Sivaguru Prabakaran explained that drones help identify commercial buildings, detect violations, and locate unassessed properties. Property owners have 15 days to contest findings. Despite some skepticism about the accuracy of drone-based assessments, the commissioner emphasized their importance for generating revenue. At the meeting, chaired by new Mayor K Ranganayaki, only 3 of 83 resolutions were approved, including those related to property tax and building permit fees.
Councilors in Coimbatore have expressed concerns regarding the use of drones for property tax assessments. At a recent council meeting, the corporation commissioner explained that drones are employed to identify commercial buildings, detect violations, and locate properties that have not yet been assessed. If violations are found, property taxes may increase. Property owners will be given 15 days to contest the results.
The meeting, chaired by Mayor K Ranganayaki, also addressed several resolutions related to taxation and finance, despite opposition from the finance committee. During the meeting, councilors raised issues about the accuracy and transparency of drone-based assessments.
Corporation Commissioner M Sivaguru Prabakaran clarified that drones are used to verify whether residential buildings have been converted to commercial use, detect building plan violations, and find new constructions that have not yet been assessed for taxes. To ensure accuracy, corporation officials will also carry out in-person measurements of properties. Property owners will receive notifications with their property measurements and have the opportunity to raise objections within 15 days.
If valid objections are raised, the current property tax rate will remain unchanged. However, if violations are confirmed, the tax rate may be adjusted.
The commissioner noted that only a few complaints had been received regarding the surveys and taxation process. He emphasised that accurate property assessments are crucial for generating revenue to fund infrastructure projects.
This meeting was the first presided over by newly elected Mayor K Ranganayaki, who assumed office on 6 August. Of the 83 resolutions presented, only three were approved. These resolutions addressed various issues including property tax, finance, and revenue. One proposal suggested a fixed monthly fee for indoor sports courts in 17 wards, while another proposed setting the building permit fee for large residential structures at INR 88 per square foot.
The Chairperson of the finance committee, VB Mubasheera, expressed dissatisfaction with the passing of 17 finance-related resolutions without her committee's review. Despite this, Mayor Ranganayaki proceeded with the resolutions.
The use of drones for property assessments aims to ensure comprehensive coverage of all properties in the city, contributing to a fair taxation system. Accurate assessments, whether conducted by drones or through traditional methods, are crucial for meeting the city's financial needs and improving infrastructure.
