Telangana revamps housing model with in-situ G+3 flats to tackle poor occupancy in urban slums

02 Jul 2025

The Telangana government has changed its approach to urban housing by introducing G+3 Indiramma apartments directly within slum areas across Hyderabad and other cities. This shift comes after the previous model of relocating beneficiaries to the outskirts led to a low occupancy rate only 13,000 out of 42,000 flats were occupied. Sixteen slums in Hyderabad are part of the initial rollout, with Warangal, Nizamabad, Mahbubnagar, Nalgonda, and Karimnagar also identified for the vertical in-situ model. The government is also providing housing to tribal communities and has implemented support measures like free sand, discounted cement proposals, and INR 5 lakh unit grants to push stalled 2BHK completions.Read more

Noida Authority challenges state order easing dues for Gardenia project

02 Jul 2025

The Noida Authority is challenging a state government order that lets Gardenia Aims Developers use auction proceeds from 122 sealed flats to meet its 25% upfront payment for dues on a stalled Sector 46 project. The May 29 directive also allows the restoration of a 150-acre commercial plot without fees. The Authority claims this contradicts its December 2023 policy, which requires builders to deposit dues first for relief eligibility. Gardenia owes INR 692 crore and hasn't paid the demanded INR 140.5 crore. The issue is now in court, with the Authority seeking a policy review to ensure alignment with its stalled project resolution framework.Read more

The Odisha High Court has passed a series of important rulings that have boosted homebuyer protection and tightened rules for developers. The court also addressed issues around phasing and buyer associations in large projects. These decisions, along with a recent Supreme Court ruling on property ownership, are expected to improve transparency, prevent misuse by builders, and ensure legal clarity. Together, they mark a turning point for Odisha's real estate sector and strengthen buyer confidence.Read more

MahaRERA begins large-scale verification of occupancy certificates to tackle real estate fraud across Maharashtra

01 Jul 2025

The Maharashtra Real Estate Regulatory Authority (MahaRERA) has launched a state-level verification drive of over 3,600 occupancy certificates (OCs) submitted by developers across the state. This move aims to detect and prevent fraudulent practices, particularly in the aftermath of the Kalyan-Dombivli scam, where fake approvals had led to the demolition of illegal buildings. Planning authorities have been given a 10-day window to verify the authenticity of OCs, and their silence will be taken as confirmation. However, if certificates are later found to be false, the responsibility will rest with them. So far, only 136 OCs have been verified, revealing inefficiencies in the coordination between planning bodies and the regulator.Read more

Financial aid for new homes is being arranged through state and central housing schemes, with additional CSR support. So far, 18 families have homes under the Gharkul scheme; remaining construction will start post-monsoon. Maharashtra to roll out vertical property cards, easing resale and loan approvals

30 Jun 2025

The Maharashtra government is set to introduce vertical property cards to address the challenges of tracking flat ownership in cities like Mumbai, Pune, and Nagpur, where vertical development has boomed. Currently, property records cover only land parcels, creating legal headaches during resale, inheritance, or mortgage processes. The new cards will act as official Records of Rights for each flat, listing owner details, carpet area, and mortgage data. Officials say this will make transactions smoother and reduce disputes. The reform, aligned with digitisation drives like Svamitva Yojna, could make Maharashtra one of India's first states to modernise records for high-rise housing.Read more
