Stalled housing projects emerge as high-yield investment bets in India

31 Jul 2025

India's real estate sector is witnessing a shift, with distressed and stalled housing projects emerging as attractive investments. Over 500,000 units across major cities remain stalled, but developers and private equity firms now view them as turnaround opportunities due to high discounts, rising demand for ready-to-move-in homes, and improved regulatory clarity. Government initiatives like the INR 15,000 crore SWAMIH fund are boosting investor confidence. Experts highlight the importance of clean documentation, market-aligned redesigns, and reliable execution. Bombay High Court orders probe into 935 MHADA redevelopment notices, citing misuse

30 Jul 2025

The Bombay High Court has ordered a probe into 935 redevelopment notices issued by MHADA's Mumbai Building Repairs and Reconstruction Board (MBRRB), questioning their legitimacy. The court found that these notices-labeling cessed buildings as dangerous-were based only on visual inspections, without structural assessments. A two-member committee led by retired judges will investigate whether officials acted arbitrarily or with improper motives. The court criticized MHADA's reliance on a December 2024 SOP that allegedly exceeded legal authority. This ruling reinforces property rights and curbs misuse of Section 79A of MHADA guidelines. The case will be reviewed on August 12, with a report due in six months.Read more

28 Jul 2025

The average 30-year mortgage rate in the U.S. has marginally dropped to 6.74% from 6.75%, while the 15-year rate has eased to 5.87%. Despite this decline, the relief for homebuyers remains limited as home prices continue to stay elevated around USD 435,300. New single-family home sales rose just 0.6%, falling short of expectations, while inventory levels touched their highest since 2007. Many buyers now rely on mortgage rate buydowns, builder incentives, or family support to afford homes, while sellers remain reluctant to list due to lower rates they had locked in during previous years.Read more
