Casagrand has commenced construction of its residential project Casagrand Mandarin in Miyapur, Hyderabad, introducing what it describes as the city's first UPARTMENT concept. The development spans 8 acres and will comprise 334 units of 3 and 4 BHK homes, designed with a focus on higher carpet efficiency and low-density planning. The project includes 5.7 acres of open space, a 41,000 sq ft clubhouse and multiple lifestyle amenities. Located in a key residential corridor with proximity to IT hubs and metro connectivity, the project is positioned to cater to evolving urban housing preferences centred on space, functionality and end-use demand in Hyderabad's western suburbs.
Casagrand has initiated construction of its residential project Casagrand Mandarin in Miyapur, Hyderabad, marking the introduction of a new apartment format centred on space optimisation and low-density development in the city's expanding western corridor.
The project, for which groundwork commenced in recent days, is spread across approximately 8 acres and will comprise 334 residential units, primarily in 3 and 4 BHK configurations. The development is positioned around what the company terms an UPARTMENT concept, characterised by higher usable space within units and design configurations aimed at improving functional layouts.
According to project specifications, the development has been planned with a carpet area efficiency of around 78%, which is higher than conventional apartment formats. The residential layout is distributed across six blocks, with a focus on maintaining lower density and maximising open spaces. Approximately 5.7 acres of the site is allocated to open areas, including landscaped zones and vehicle-free podiums, indicating an emphasis on internal circulation and shared spaces.
The project also includes a clubhouse spanning around 41,000 sq ft, along with a range of amenities such as a swimming pool, wellness facilities and recreational infrastructure. Additional features include provisions for co-working spaces, electric vehicle charging and integrated retail elements within the development. Construction is being undertaken using Mivan technology, which is commonly adopted for faster execution and structural uniformity in large residential projects.
Miyapur, located in the north-western part of Hyderabad, has emerged as a key residential market due to its connectivity to IT corridors and established urban infrastructure. The project site is located within accessible distance of employment hubs such as Tech Mahindra IT Park and Mindspace IT Park, as well as metro rail connectivity. The surrounding area also includes established educational institutions and healthcare facilities, contributing to its appeal among end users.
The project has been registered with the Telangana State Real Estate Regulatory Authority (RERA), ensuring regulatory compliance and disclosure norms. The commencement of construction aligns with ongoing residential development trends in Hyderabad, where developers are focusing on differentiated product offerings to cater to changing buyer preferences.
In recent years, the city's residential market has seen sustained demand, particularly in micro-markets connected to IT employment zones. Developers have responded by introducing projects that emphasise larger unit sizes, improved layouts and integrated amenities, reflecting a shift towards end-user-driven demand rather than purely investor-led activity.
