Ashiana Housing Ltd has acquired a 28.55-acre land parcel in Pune to develop a senior living housing project, with an estimated revenue potential of around INR 1,800 crore, according to a regulatory filing issued in the past week.


The company stated that the land has been purchased on an outright basis and will be used to develop a dedicated senior housing community. The proposed project is expected to have a saleable area of approximately 20 lakh sq ft, making it the largest land acquisition by Ashiana Housing for a senior living development to date.

The acquisition aligns with the company's strategy to expand its footprint in the senior housing segment, where demand has been increasing steadily across key urban markets. The developer indicated that it has been actively evaluating land parcels in the Pune region to cater to this demand, particularly for organised senior living communities offering integrated services and amenities.

Ashiana Housing, headquartered in New Delhi, has a presence across multiple geographies including Delhi-NCR, Tamil Nadu, Maharashtra and Jharkhand. The company focuses on both senior living projects and conventional group housing developments, with the former emerging as a specialised segment within its portfolio.

The land acquisition follows a period of strong sales performance for the developer. The company reported that its sales bookings more than doubled to INR 1,289.70 crore during the fourth quarter of the previous financial year, compared to INR 574.73 crore recorded in the corresponding period a year earlier.

For the full financial year, Ashiana Housing reported record pre-sales of INR 2,421.47 crore, up from INR 1,936.75 crore in the preceding year. The company also sold approximately 26.73 lakh sq ft of area during the 2025-26 fiscal, reflecting sustained demand across its residential portfolio.

The Pune acquisition is expected to support the company's growth pipeline by adding a large-scale project in a market that has witnessed increasing interest in senior housing, driven by demographic trends and evolving lifestyle preferences. The development is likely to include residential units along with associated amenities tailored for senior residents, although specific project timelines and configuration details have not been disclosed.
