The Telangana government has detailed plans for Bharat Future City, a 30,000-acre greenfield urban development near Hyderabad designed to accommodate around 25-30 lakh residents. The project, outlined in the state's recent socio-economic survey, will include a central business district supported by specialised zones such as an AI City, Health City, Education Hub and a large life sciences cluster. Infrastructure proposals include radial road networks, underground utilities, smart grids and connectivity to Machilipatnam port. The development is being positioned as a net-zero, transit-oriented city with integrated public transport and a 15-minute living model. With over 50 per cent green cover and a 15,000-acre reserve forest, the project is intended to combine urban expansion with environmental planning.
The Telangana government has outlined a detailed plan for Bharat Future City, a large-scale greenfield urban development near Hyderabad, in the past week, with the project expected to accommodate between 25 lakh and 30 lakh residents across a 30,000-acre core area. The proposal, presented as part of the state's socio-economic survey, sets out a framework for a planned city integrating residential, commercial and industrial zones with a focus on sustainability and infrastructure-led growth.
The master plan proposes a central business district supported by four primary clusters: a 300-acre artificial intelligence hub, a 200-acre health city, a 500-acre education hub and a 3,000-acre life sciences zone. These are intended to function as economic anchors within the larger development, supported by advanced urban systems such as district cooling and integrated service networks.
The city is being planned between the Srisailam and Nagarjunasagar highway corridors and will be governed by a dedicated development authority overseeing multiple mandals and villages. The broader development region extends well beyond the core area, with the project forming part of Telangana's long-term strategy to expand Hyderabad's urban footprint and distribute economic activity across new growth corridors.
Infrastructure planning forms a central component of the proposal. The government has outlined the development of radial road networks, a greenfield national highway connecting the city to Machilipatnam port, underground power distribution systems and smart grid infrastructure. Mobility planning will incorporate metro connectivity, multimodal transport systems and transit-oriented development to reduce travel demand and support higher-density urban planning.
The project also incorporates environmental planning measures, including a proposed 15,000-acre reserve forest adjoining the Rajiv Gandhi Zoological Park and a commitment to maintain over half of the project area as green cover. The development is being positioned as a net-zero urban cluster, with an emphasis on renewable energy, sustainable construction and reduced carbon emissions.
Additional components include an entertainment district with sports and tourism infrastructure, along with the establishment of a skill university aimed at developing a workforce aligned with the project's economic focus areas. The planning framework follows the work, live, learn and play model, combined with a 15-minute city concept intended to integrate residential and employment zones within accessible distances.
The state government has also initiated investor outreach through global summits and policy initiatives to attract domestic and international participation in the project. With ongoing land aggregation and infrastructure planning, Bharat Future City is positioned as a long-term urban expansion initiative, with execution timelines and phased development expected to shape its progress over the coming years.
