With this deal, Onward Workspaces total portfolio in Delhi-NCR has crossed 8 lakh sq ft. The transaction highlights continued leasing activity in Noida and growing preference for flexible workspace models.
Onward Workspaces has leased approximately 1.65 lakh sq ft of office space to Accenture in Sector 132, Noida, marking a significant transaction in the region's commercial real estate market. The space is located at Ace Capitol and is spread across eight floors, with a seating capacity of around 1,460 workstations.
The office has been delivered as a fully customised workspace, designed to meet Accenture's operational and functional requirements. The setup includes ready-to-use infrastructure, which allows quicker occupancy and reduces the time required for fit-outs, a key factor for large companies expanding their teams.
This transaction has increased Onward Workspaces total managed office portfolio in the Delhi-NCR region to over 8 lakh sq ft. Since its inception in 2019, the company has been steadily expanding its presence, focusing on enterprise clients that require large, flexible office spaces across multiple locations.
The deal also reflects Accenture's continued expansion in Noida, which has emerged as a major hub for IT and business services. The availability of Grade A office spaces, improving infrastructure, and connectivity have supported the city's growth as a preferred location for large occupiers.
Industry trends indicate that demand for managed and co-working spaces is rising across India, with operators expected to lease between 15-18 million sq ft this year. Large corporates are increasingly opting for such models as they provide flexibility in scaling operations without long-term commitments typically associated with traditional office leases.
Onward Workspaces is also planning further expansion in Delhi's Connaught Place area, where it is developing a co-working centre at ECE House covering around 17,000 sq ft. This move is aimed at strengthening its presence in prime commercial locations and catering to diverse client requirements.
The transaction highlights steady leasing momentum in Noida, where both domestic and global firms continue to take up large office spaces. It also reflects a shift in occupier preference towards managed workspaces that offer operational ease along with flexibility.
